General FAQ

+ What will be in my apartment when I move in?

Your apartment will have a washing machine and dryer, dishwasher, oven/range, and refrigerator. Microwaves are not included. Fireplaces (3rd floor only), vaulted ceilings (3rd floor only) and attached garages (1st floor only) also available in select units. All units also have outdoor storage closets.

+ Can more people stay in the apartment than the number specified on the website?

No, the city of Bloomington regulates how many people per bedroom can live in a unit.

+ Which payment methods are accepted for my rent/deposit?

Check, Money Order, Cashiers Check, Online payments. Online payments are FREE with a checking account. There is a credit card processing fee with a debit or credit card.

+ What is the application fee and is it refundable?

The application fee is $50, this fee is NOT refundable if you are denied for credit, criminal or financial reasons your deposit ($300) and redecoration fee ($300) will be the only portions refunded to you. If you are approved all fees and deposits are non-refundable if for any reason you choose not to take the unit before the day of move in.

+ Which utilities do I pay?

Residents pay for water, electric, gas, cable, and internet (dumpster pick up is included in the rent).

+ Do you have cable/internet services?

You’ll have to set up your own account,, but we are hardwired for Comcast and Metronet.

+ What is the security deposit?

$300

+ What kind of pets do you allow? How many pets may I have?

Dogs & Cats with no breed restrictions. Please keep in mind the max weight is 60 lbs. The pet fee is $250 per animal with pet rent at $20. There are no pet fees for caged animals.

+ How do I reserve an apartment?

You can reserve an apartment unit online, in person, over the phone or via email.

+ Is it possible to visit an apartment before booking?

+ Are your apartments handicap accessible?

Please contact our office for questions about accommodations. Our first floor is wheelchair accessible.

+ I need to get my carpets cleaned - who can I go to?

We recommend GoGreen Commercial Cleaning.

+ Where can I find renter’s insurance?

We recommend Snyder Insurance.

+ What school district is Brickyard Apartments located in?

We are located in the District 87 - Bloomington Junior/Senior High School and Oakland Elementary


Resident FAQ

+ When is my rent payment due?

Rent payments are due on the 1st of each month.

+ What day of the month am I liable for a late charge?

If rent is not paid by 9a.m. on the 6th, we start applying late fees. The fees are back dated starting from the 1st day we did not receive payment. This means that on the 6th we apply a $25 charge and $5 per day afterwards.

+ How can I pay my rent?

+ Who do I make my rent payable to?

+ If I get a job transfer/have to move elsewhere, can I break the lease?

With verification from their employer and after 6 months in the unit they would qualify for an involuntary job transfer. Please see policy below.

Involuntary Job Transfer: Residents qualify for this option with 6 months of residency. There is a one month rent penalty and a 30 day written notice required along with a form your employer must fill out verifying the job transfer.

+ If I buy a house in the area, can I break the lease?

Yes, if you use a Berkshire Hathaway realtor as your agent. Berkshire Hathaway Home Buyers Program Residents qualify for this option after 6 months of residency. The residents Berkshire Hathaway Realtor must turn in BH Home Buyer Program Paperwork to the office. Once we have this paperwork this will serve as your required 60 day notice.

+ How can I refer a friend (if there is a referral program)?

Please refer to our website and fill out the referral form - and thank you!

+ If something needs to be repaired in my apartment, how do I report it?

Please refer to your resident portal where you can put a maintenance ticket in, call the office at 309.663.0061 Mon-Sat 9a-4p, or call 309.823.0226 for after-hours emergencies. Items considered an emergency are:

  • No water or hot water
  • No heat when the temperature is below 60 degrees outside.
  • No air conditioning when the temperature is above 80 degrees outside.
  • Refrigerator is not working.
  • Toilet overflows and water continues to run out.
  • Toilet is clogged and you have already plunged without success and only have one bathroom in your apartment.
  • Ceiling has water leaking from it.
  • Fire, please call after 911 has been called.

+ Can I grill on property?

Only gas grills are allowed. Wood and charcoal-burning grills are only allowed on 1st floor concrete patios.

+ I’m locked out of my apartment. What do I do?

If it’s during office hours, our office can get you a new key. Outside of our office hours, you will need to contact a locksmith and provide us a copy of your new key within 48 hours.

+ I’ve lost my apartment and/or mailbox keys. What do I do?

If it’s during office hours, our office can get you a new apartment key. Outside of our office hours, you will need to contact a locksmith and provide us a copy of your new key within 48 hours. Please contact our office if you have lost your mailbox key.

+ Are garages available at your apartment?

Brickyard offers garages for an additional $65-95 per month. A garage can be added at any time but you can not remove a garage until your lease renewal.
